Cooling Maintenance Inspections Include:
Cooling Inspection
- Confirm thermostat operation
- Clean the evaporator coil
- Flush the drain line
- Clean condensation pump*
- Check the indoor fan wheel and motor
- Change the filter
- Confirm proper temperature split
- Clean the condenser coil
- Inspect the contactor and capacitor
- Ensure blower motor operation
- Tighten fan blades Inspect wiring assembly
- Test operation of relays and circuit board
- Adjust ductwork dampers*
- Measure refrigerant charge with gauges
- Wipe down the condenser
- Check loop pressure (geothermal)
Heating Maintenance Inspections Include:
Gas/Electric Systems
- Clean and check gas burners
- Check pilot and tubing
- Check flame baffle
- Check all electrical connections
- Check & adjust gas outlet pressure*
- Check burner air adjustment
- Clean & test thermocouple /flame sensor
- Test pilot safety and all system safeties
- Pre and post combustion analysis
